Machinery Loan

Loan Against Property

A business was expanding fast, and speed mattered — every rupee of cheap capital counted. The property he wanted to leverage sat in an area most lenders wouldn't touch, with the kind of irregular paperwork that gets files closed before they're even reviewed.

Business Loan

Most consultants apply across many banks regardless of the damage to your credit history, and recommend larger amounts than you actually need because it's more profitable for them — not necessarily better for you.

Case

Two of a client's companies shared similar names, and lenders kept mixing up their loan records — enough confusion that no one wanted to take on the risk of sorting it out.

Result: Funding secured, once the records were untangled clearly enough for a lender to make an informed decision — where the confusion alone had gotten every prior application rejected.

Private Finance

Sometimes a bank business loan isn't the right fit — or isn't fast enough. Private financiers can move in 1-2 days, with no security, minimal documentation, and no CIBIL enquiry or reporting.

Case

A respected food manufacturer, doing significant monthly turnover, found several of his accounts suddenly frozen during a tax raid — decades of business, blindsided overnight, and cash needed immediately.

Result: ₹5Cr arranged within 48 hours. When only private financing could move fast enough to matter, his real cash flow and standing — not the frozen accounts — is what got him funded.

Industrial Shed Purchase

Financing to purchase a ready-built industrial shed or warehouse.

Case

He'd been working out of that shed for years as a tenant, and when it came up for sale, he knew the value was about to move before the market caught on. The bank's valuation hadn't caught up yet either.

Result: ₹3Cr sanctioned. Two years later, he sold it at a ₹1Cr profit.

Industrial Plot Purchase

Financing to purchase industrial land for a plant, warehouse, or future expansion.

Case

It was their dream to have their own shed on government industrial land for future expansion. But land close to Bangalore was running out, and every month of delay meant rising liaisoning costs and a shrinking chance of finding a plot this well located again.

Result: ₹4Cr sanctioned. Land secured, expansion on track.

Government Subsidies

Stamp duty exemption, capital investment subsidies, and technology-upgrade support — real savings most businesses never claim, first-time entrepreneurs included. Under Karnataka's Industrial Policy, eligible MSMEs can get up to 100% stamp duty exemption on loan, mortgage, and hypothecation deeds — normally around 1% of the loan amount, so on a ₹50Cr loan, that's a ₹50L saving most businesses never even ask for. SC/ST entrepreneurs can also access a 25% capital subsidy, up to ₹25L, on machinery purchases under the Special Credit Linked Capital Subsidy Scheme (SCLCSS) — money back on equipment you were financing anyway.
